September 2021 Salisbury MD Home Sales Statistics
In September 2021, the median single family home sales price in the Salisbury MD area real estate market was $240,000. This 
was up 15% from the median sales price last September.
There were 127 home sales, down 2% from the same month last year. The average time on market was 28 days, down from 2.2 months in September 2020.
Currently, there are 1.4 months of supply of homes in Wicomico County.* This is determined by how many homes are available divided by how many homes sold the previous month.

Conclusions for Wicomico County Home Buyers
Wicomico County home prices have reached a new all-time high, eclipsing last month. Some buyers have put their home search on hold now that schools are back in session and the holidays rapidly approaching. Home inventory remains tight however. Interest rates remain attractive while the Fed has recently dropped hints of raising their funds rate. This is the rate banks charge each other when borrowing and there is a correlation to mortgage rates.
Conclusions for Home Sellers in Wicomico County
Salisbury MD area home sellers still hold most of the cards in the supply/demand equation. With seasonal norms possibly returning to the local housing market, a fall home sale requires a different mentality than for the traditional sales season of April-August. October 2021 Salisbury MD Real Estate Outlook
Our September home sale projection was reasonably close. The local housing market once again exceeded our expectations and narrowly missed a new record for the month set last year. For October, we’re thinking around 120 units will close in Wicomico County before Halloween. Stay tuned for the Q3 Housing Report where initial research has revealed some impressive numbers.
